An Essential Guide to Getting E-Aasthi
In an effort to curb fraudulent transactions and boost property tax revenue, the Karnataka government has mandated the use of e-khata for all property registrations. This move marks a positive step toward greater transparency in property dealings. However, the lack of clarity on the process being implemented has left developers and property buyers uncertain, with limited visibility on when property registrations will resume. As a result, Bengaluru property registrations in November have fallen to just 42% of October levels, resulting in problems for property owners, buyers and developers alike.
What is e-aasthi?
E-aasthi is the e-khata system launched by BBMP for tracking all properties across urban Bangalore. It assigns a unique electronic property ID (e-PID) to a property, using which the ownership and property tax payment status of that property can be tracked. The e-aasthi certificate includes property details including location, ward, area and extent. It also includes a photograph of the property and owner details. The e-khata will also be linked to the exact property location by recording GPS co-ordinates
What are the changes being implemented?
Going forward, e-aasthi will be mandatory for any property registrations. This e-PID from e-aasthi will be required for all sale and property transactions for processing on the Kaveri portal to initiate registration. The portal will automatically retrieve the current owner’s details from the e-aasthi records, ensuring only the legitimate owner can conduct a sale.
Is it required for all property owners?
Yes, all property owners are required to get an e-aasthi for their apartment. Without it, no transactions will be allowed on the property. It will be required for paying property taxes in the future as well.
What’s Next?
BBMP offices are actively digitizing property records and uploading draft e-aasthi certificate after verifying property tax payments. Currently, only A-khata properties are being processed. B-khata properties will be taken up after this is completed. However, if your property has an A-khata does not yet appear in the system, don't panic—the process is ongoing.

If your property already has a draft e-aasthi, you can proceed with the finalisation of e-aasthi and apply for the original certificate. Once submitted, the final document is expected to be issued within 30 days.
