What is an e-aasthi in Bengaluru?
The E-Aasthi is an online property documentation system introduced by BBMP for maintaining property taxation records. It digitises khatas, the current revenue records, in order to increase transparency and accessibility of property ownership documents.
Each property is assigned a unique electronic property ID (e-PID) to a property, using which the ownership and property tax payment status of that property can be tracked. The E-aasthi document acts as a proof of ownership of the property and contains the description and GPS coordinates of the property, details of the current owner and the status of property tax payment.
Which properties is an e-aasthi required for?
All urban properties in Bengaluru under the jurisdiction of BBMP or town municipalities require e-aasthi.
Bengaluru properties that fall under Panchayat jurisdiction are required to have e-swathu, the e-khata document for rural properties.
How to apply for an e-aasthi in Bengaluru?
Property owners can apply for E-aasthi on the BBMP site by entering all the details of their property and uploading property documents. The following documents are required for applying for an e-aasthi
- Registered deed
- Previous property tax receipt
- Photo of the property
- Aadhaar of the property owners
New owners can also apply for a khata transfer along with the e-aasthi and get the process completed within 7-10 days

How to read the Bengaluru e-aasthi document?
The E-aasthi usually has two pages. The first page contains property details while the second page contains information about the owner and property tax payments.
Location and Classification of the Property
The first section of the e-aasthi contains basic details of the property including:
- The ward the property is in
- Whether the property is private or public
- Classification of property: Whether the property has an A-khata or B-khata. This is also reflected in the form type on the top of the e-aasthi
- An A-khata property does not have any pending dues or prohibitions imposed on it
- A B-khata property implies there are government notices or dues pending against the property
- Old PID: If the property had an e-khata before October 2024, the old property ID from that e-khata is reflected here
- ePID: The unique ePID (Electronic Property Identification Number) assigned to the property when generating the e-aasthi
- Khata number or property number of the property
- Exact location co-ordinates of the property
- Property Type shows whether the property is
- A vacant site
- A stand-alone building
- A flat in a multi-storey, multi-ownership building
Size of the property
The next section on the e-aasthi states
- Extent of the property from north to south and east to west
- Length of each boundary of the property
- Area of the entire property
- Area of the building constructed on the property (in case of a stand-alone building)
Property Details
If the property in question is not a vacant site, the details of the building/flat are available on the e-aasthi
In case of an apartment/flat in a multi-ownership building, the following information is available:
- Floor number and the block/tower the flat is in
- Flat number
- Area of the flat
- Carpet area: This is the sable living area and is often smaller than built-up or super built-up areas. It excludes the walls, balconies, or common areas.
- Built-up area: This is the actual constructed area of the flat, including some spaces outside the living area but part of your property. It includes the carpet area plus the thickness of walls and additional spaces like balconies and terraces (if any) but excludes shared/common spaces like staircases, lobbies, and elevators.
- Super built-up area: This is the saleable area used by developers to market the property. It includes the built-up area plus a proportionate share of the common areas like lobbies, staircases, lifts, corridors, and clubhouses.
- The Undivided Share (UDS) i.e. the portion of the land associated with the property that is legally owned by an individual flat owner. Since an apartment is constructed on a plot of land shared by multiple flat owners, each owner holds a proportional share in the land on which the building stands.
In case of a stand-alone building, the following information is available:
- Number of floors in the building
- Area of each floor
- Whether the property is
- Usage of property: This states the type of usage of the property, for example, if it is vacant, occupied by the owner or rented out
- Overhead type: This section includes details of any above ground level additions to the property for example water storage tanks or utility installations
- Type of flooring ie the material used for floors
- Type of wood used in construction
- Year of construction
- Details of what lies on each boundary of the property
The last section includes details of the documents linked to the property for building approvals and ownership as well as a photograph of the property
Owner Details
The first section on the second page of the e-aasthi has the details of each owner of the property
- Name
- Aadhaar number or any other ID number
- Address
- Photograph of the owner
Property Tax Payment Status
The second page of e-aasthi also contains details of the property tax for the last assessment year. It includes
- Last Tax Assessment Year
- Property Tax Application Number
- Payment method and date
- Tax amount paid
- Amount of benefits or rebate received, if any
