Introduction to RTC
Today we will cover a core document in Karnataka’s land and revenue records - the Karnataka RTC. This vital record, also known as the "Pahani" or the "Record of Rights", is an official document issued by the Karnataka government.
This post aims to demystify the RTC, providing insights into its definition and contents. We will also help you understand why it is useful in land and property transactions. Finally we will detail the process of obtaining it both offline and online.
What is the RTC?
The RTC is a comprehensive document that serves as a primary record of land ownership in Karnataka. It contains critical information regarding the survey number, hissa number, land's owner, the type of soil, crop information, mutation details, the area under cultivation, and the nature of possession. Additionally, it includes details about loans taken against the land, tax details, and water rate charges. Essentially, the RTC acts as a ledger, recording all pertinent details about land and its cultivation status.
Deconstructing an RTC's Contents:
An RTC document is divided into several sections, each providing specific information about the land:
Owner Details:
Names and details of the landowner(s) and any tenants.
Land Details and Cultivation Details
The RTC contains details of the Survey number including the total area / extent of land, kharab (uncultivable) and soil type of the land.
It not only tells us how much land is suitable for cultivation, but also provides information on the types of crops grown in the current and previous seasons on the land.
Water Rate and Loans
The RTC contains information on water charges applicable. It will also detail the loans taken by the landowner against the land providing an understanding of potential encumbrances on the property.
Rights and Tenancy Information:
The RTC also provides details about the rights of the landowner and any tenancy agreements in place.
This includes details on how the land was acquired, details of claims and rights as well as any debts on land.
What is the RTC Useful For
The RTC is an invaluable document to view land data. Apart from this it has multiple purposes:
Legal and Transactional
Contains an owner wise history. This helps ensure proof of property ownership and is required for buying or selling land, applying for loans, and in court cases related to land disputes
Agricultural Planning
Contains crop informationHelps in planning crop rotation and understanding soil health.
Taxation
Necessary for calculating and paying agricultural land tax.
Land Survey Details
